Warwick Gates itself is a bit of a secret. It’s close enough to Leamington Spa and Warwick town centre that you can walk to a decent coffee shop, but far enough to avoid the student party chaos. There’s a big Sainsbury’s a few minutes away, and the motorway access is dangerously convenient. (Dangerous because you’ll suddenly decide to ‘pop’ to Birmingham for IKEA. You’ve been warned.)
But the real gem? The green spaces. There’s a park with a pond right on your doorstep. Sarah’s dog has already claimed a bench there as ‘his office.’ It’s the kind of place where you can have a barbecue without your neighbors’ music bleeding into your conversation.
The "But" You're Waiting For
Okay, I won’t pretend it’s all rainbows. The Beaumont at Warwick Gates is a new-build, and new-builds have their quirks. The garden is smaller than a Victorian terrace’s yard—perfect for a couple of deckchairs and a BBQ, but not for a football pitch. And yes, you’ll hear the faint hum of a lawnmower on a Saturday morning. (That’s the sound of everyone’s lawn being equally green. Very Stepford, but oddly peaceful.)
Also, the price tag stings a little. It’s not "I won the lottery" money, but it’s definitely "I have a very stable career and I skipped takeout for a year" territory. But then again, when you see the finish quality—the double glazing that actually blocks noise, the insulation that keeps the heating bill down—you kind of get it.
